Commercial Real Estate · Metro Atlanta

Your capital,
at commercial
scale.

I'm Tommy Williams, and I advise investors putting roughly $500,000 or more to work in Atlanta commercial real estate: office, retail, industrial, and multifamily with five or more units. Across Metro Atlanta, I help you source, underwrite, negotiate, and close commercial purchases, from your first deal to your next portfolio.

What I Do

Advice, sourcing, and a clean closing from one desk.

Advise

You get a clear read on which asset class and submarket fit your capital, timeline, and risk tolerance before you ever make an offer. No rush, no noise.

Source

On-market and off-market. I lean on owner relationships, brokerage networks, and direct outreach to surface commercial properties that fit what you set out to buy.

Underwrite

We pressure-test the numbers: rents, vacancies, cap rates, debt service, and capital needs. If a deal does not pencil, we move on and say why.

Negotiate

I negotiate price and terms with sellers and their agents, working the details that matter: price, due diligence, financing conditions, and timeline.

Close

From letter of intent through contract, inspections, and settlement, I run the process and keep every step moving toward a clean closing.

Who This Is For

Serious capital, steady hands.

01

Rental owners stepping up

You own single-family homes or small multifamily and want to trade up to a five-plus-unit building or a retail asset with one professional process.

02

1031 exchangers

You are sitting on appreciated investment property and want to roll that equity into a larger commercial asset without cashing out of real estate.

03

First-time commercial buyers

You have roughly $500K or more to deploy, you are new to commercial, and you want an advisor who underwrites each deal carefully before you commit.

04

Passive income builders

You want contract-driven cash flow from net-leased retail or flex industrial space, with less day to day management than residential tenants demand.

Commercial, Plainly Explained

Questions investors ask before their first commercial deal.

What size deals do you work in commercial real estate?

I focus on Metro Atlanta commercial purchases of roughly $500,000 and up: office, retail, industrial, and multifamily with five or more units. If a property or a strategy does not fit your capital for the right reasons, I will tell you that plainly before we spend time on it.

Do you work with investors who live outside Atlanta?

Yes. Many of my commercial clients are out of state. We stay close with video walkthroughs, detailed underwriting packages, and people on the ground in Atlanta, so you know exactly what a property looks and pencils like before you commit.

Can you help me find off-market commercial deals?

Yes. Off-market sourcing is a core part of what I do. I work owner relationships, brokerage networks, and direct outreach to get you a look at the right property before it hits broad marketing.

Do you work with both buyers and sellers?

Both. I help commercial buyers source and close acquisitions, and I work with sellers repositioning assets or managing a sale. The same underwriting discipline and local knowledge apply on either side of the table.

How do you get paid on a commercial transaction?

My compensation is negotiable and agreed up front, before we start working together. We settle the arrangement early so there are no surprises when it comes time to put an offer together.

What should I bring to the first conversation?

A rough budget, any property you have already been watching, and a sense of your timeline and goals. That is enough to start. From there we turn it into a focused set of criteria to hunt against.
