Commercial · How I Help
The Process

From first call
to clean closing.

Here is exactly how I work with commercial buyers in Metro Atlanta: how I source properties, how I underwrite them, how I negotiate, and how we get to a clean closing, with the financing notes you will hit along the way. My license number and brokerage are on this page, and my number is right below if you would rather just talk.

Sourcing

I start from a written brief: capital, submarket, asset class, and hold time. On-market, I pull listings, comps, and current market data into a shortlist. Off-market, I work owner relationships, brokerage networks, and direct outreach so you see the right property before it hits broad marketing.

02

Underwriting & Due Diligence

We build the deal model before we fall in love: lease roll, historical and market rents, expenses, vacancy, capital needs, debt service, and exit assumptions. Then the physical diligence: inspections, environmental review, zoning, survey, and title. I present every deal at the conservative case first.

03

Negotiation

Once a deal clears underwriting, I negotiate price and terms on your behalf: price, due diligence periods, financing conditions, review rights, personal property, and concessions. The line I hold is the underwriting. If the seller will not meet the number, we walk and say why.

04

Closing

From the letter of intent through settlement, I coordinate the people and paper: inspections, the lender and appraiser, title, escrow, prorations, and funding. You get regular updates and one clean accountability point, not a chain of babysitters.

05

Financing Notes

Two paths come up most. SBA 7(a) can finance an owner-occupied commercial purchase, often alongside the operating business, with long terms; it requires a genuine owner-occupancy plan and a participating lender. DSCR and portfolio commercial loans underwrite to the building income through a debt service coverage ratio instead of your personal income; they fit income-producing properties you do not occupy. Site checks, appraisals, and a phase I environmental are standard either way. I am not a lender: I help you structure the ask and connect you with lenders who know Atlanta investor deals.
